Is My Roofing Estimate Fair? A Document Checklist

A fair price cannot be determined from the total alone. Start by checking whether the document makes the proposed work specific enough to compare and question.

Confirm the roof area and work area

Look for stated measurements, affected slopes or sections, and whether detached structures are included. If the document does not say, label it unknown and ask.

Separate removal, preparation, and installation

Check whether tear-off, decking inspection, underlayment, flashing, ventilation, disposal, and cleanup are stated. Do not assume an unstated item is included.

Identify products without inventing specifications

Record only the manufacturer, product line, rating, or color that the estimate actually names. Ask for missing product details rather than filling them in yourself.

Read exclusions and change-order language

Find who pays if concealed damage is discovered and how additional work will be approved and priced.

Compare payment and warranty terms

Note deposit, progress-payment, final-payment, workmanship-warranty, and manufacturer-warranty language exactly as written.
