What Should Be Included in a Roofing Quote?

A useful roofing quote should let you understand what is proposed, what is not promised, and what could change the price. The goal is clarity, not a universal template.

Project and property details

The estimate should clearly identify the property, quoted roof area, and the sections or structures covered by the proposal.

Scope and quantities

Look for quantities or measurement assumptions plus removal, preparation, installation, ventilation, flashing, penetrations, disposal, and cleanup when applicable.

Materials and substitutions

Check for named materials and any language allowing substitutions. Ask how a substitute would be approved.

Allowances and unknown conditions

Decking, concealed damage, permit fees, or other variable items should be described as included, excluded, allowance-based, or unknown.

Schedule, payment, and warranties

Confirm stated timing, payment milestones, cancellation or change-order terms, and the party responsible for each warranty.
